A Landmark Human Rights Case Before the European Court
March 31, 2025

The European Court of Human Rights has initiated a case brought by client against the Republic of Latvia.
We believe this case highlights a serious human rights violation, affecting property rights and access to justice in three key ways:

  • state negligence in property registration – the land register for the apartment property lacks an official entry regarding the executed land lease agreement;
  • failure to apply legal norms – national courts disregard existing laws and fail to resolve the dispute on its merits;
  • violation of the right to a fair trial – courts avoid applying legal provisions that ensure property reverts to the landowner after a lease expires.

This case exposes critical flaws in the legal framework and property rights protection. As legal professionals, we remain committed to ensuring fairness and justice in every case.
